Greensboro home sales down in 2010

— A new report by the real estate industry confirms what people who are trying to sell a house in Greensboro already know: They’re waiting longer to sell and accepting lower prices.

“I wish I could tell you 2010 was a turnaround year,” said G. Donald Jud, who researched the report for the Greensboro Regional Realtors Association.

Jud, a professor emeritus from UNCG, told the group at a news conference that 5.6 percent fewer houses were sold in 2010 than in 2009. And the number of homes available for sale in 2010 was up 6.4 percent over the available homes in 2009.

That means it would take 11.5 months to sell all those homes at the current sales rate, Jud said. Before the recession, three or four years ago, that inventory would take 3-4 months to sell, he said.

And at what price would they sell?

The sellers need to realize their homes are not worth what they once were and price them accordingly. The houses that sell quickly are priced at market value.
