Design Wise: Bathroom updates can yield high returns

Dear Jessica,

Even though my house was built just 10 years ago, my master bathroom is already in need of serious updating. The brass lighting and bathroom fixtures look very dated and the cherry cabinets appear to accentuate these details. My off-white ceramic tiles aren’t what I would pick today, but are in good shape. How can I update this master bathroom without breaking the bank? — A Loyal Reader

Dear Loyal Reader,

Kitchens and bathrooms are always a big selling point in any home. The trend in master bathrooms is to create luxurious, spa-like spaces. The spaces reserved for master bathrooms have grown in size and scope to include soaking tubs and baths, separate walk-in showers, his and her vanities, separate toilet spaces, and walk-in storage closets. Custom features, such as heated towel bars, radiant heated floors and higher vanities, have also become the norm.

You have a good floor plan with two separate vanity areas, ample floor space and a walk-in shower. Since the room has good bones and you like your tile, I would suggest concentrating on the cosmetic issues to update the space on a budget.

I see a few areas for improvement that will yield high returns. As with all projects, you can tackle your bathroom in stages, but having an overall design plan will make it easier to select finishes and fixtures.

I agree with your assessment of the shiny brass finishes. To begin your makeover, replace the brass accents with satin nickel, stainless steel or polished chrome. Whether your style is traditional or more contemporary, the trend in hardware is simple and sleek. When selecting vanity hardware, look for a linear, more tailored look. A rod style drawer pull would really update the overall look. Be sure to include the light fixtures, plumbing fixtures and shower doorframe in your plans.

My next suggestion would be to replace the wall-mounted mirror with a more decorative alternative. I recommend a large, dark wood framed or silver-toned metal option. I can visualize a large rectangle or square shape fitting nicely in this space centered over the sink area.

When updating your lighting, choose side sconces. Currently your vanity lighting is mounted above your mirror, but low on your wall. The light fixture that you have does not take advantage of your wonderful high ceilings. By repositioning your task lighting next to the mirror, you are opening up the space visually. You can replace your current brass and crystal chandelier with a less formal selection that coordinates with your sconces.

It is relatively easy to swap out your old vanity countertop and give your space a great new look. Coordinate your finishes with the lighting and vanity hardware. If it is in your budget, I recommend replacing the countertop with marble or granite. Due to the economy, granite prices have become very competitive, making an update more affordable. If you are flexible in selecting your material of choice, there are bargains to be had in the marketplace. Since your tile and flooring is neutral and your vanity is mahogany, practically any finish will work.

Your current countertop has an integrated sink, so you will need to purchase a sink in addition to the countertop. An under-mounted style is cost-effective and has a nice, clean look. You might also consider giving your space a dramatic updated look with stylish vessel sinks. Make sure your plumbing fixtures will work with your sink option; vessel sinks require taller faucets.

My suggestions involve moving light fixtures, so there will be minor sheet rock touch-ups. If you opt to make these changes, you might also consider jazzing up your space with a new paint color. Paint is inexpensive and has the power to transform a space. Finally, add decorative touches like art and fun bath linens.

This laundry list of updates may at first seem daunting, but without major construction modifications, should not be too costly. To stay on track, make sure you shop smart by being consistent in your finishes, material selections and style.
